Article 01

General Information

These Terms and Conditions govern the rental agreement between Enilio Mera (hereinafter “the Property” or “we”), located at Agios Konstantinos, Faros, 840 03, Sifnos, Greece, and the guest making the reservation (hereinafter “the Guest” or “you”).

All bookings are subject to availability and are confirmed only upon receipt of the required deposit and written confirmation from Enilio Mera.

Article 02

Reservations & Booking Confirmation

A reservation is considered confirmed only after the Guest has received a written booking confirmation and the required deposit has been received. We reserve the right to decline any reservation at our discretion.

The Guest making the booking is responsible for ensuring that all members of their party are aware of and comply with these Terms and Conditions.

All personal information provided at the time of booking must be accurate and complete. Enilio Mera is not liable for issues arising from incorrect information provided by the Guest.

Article 03

Payments

The following payment schedule applies to all bookings:

• A deposit of 30% of the total rental amount is required at the time of booking to secure the reservation.
• The remaining 70% of the total amount is due no later than 30 days prior to the check-in date.
• For bookings made within 30 days of arrival, the full amount is due immediately upon confirmation.

All prices are quoted in Euros (€) and are inclusive of applicable Greek VAT unless stated otherwise. Payment may be made by bank transfer or credit card as indicated during the booking process.

Article 04

Cancellation Policy

Cancellations must be communicated in writing to Enilio Mera. The following cancellation fees apply:

• More than 60 days before check-in: Full deposit refunded, minus any applicable bank transfer fees.
• 30 to 60 days before check-in: 50% of the total booking value is retained.
• Less than 30 days before check-in: 100% of the total booking value is retained.
• No-show: No refund will be issued.

We strongly recommend that Guests obtain comprehensive travel insurance to cover cancellation, interruption, and other unforeseen circumstances.

Article 05

Check-In & Check-Out

Check-in time: From 15:00 (3:00 PM) on the date of arrival.

Check-out time: By 11:00 (11:00 AM) on the date of departure.

Early check-in or late check-out may be arranged subject to availability and may incur an additional charge. The Guest is responsible for informing Enilio Mera of any expected late arrival in advance.

Article 06

Occupancy & Maximum Capacity

Each villa has a maximum occupancy limit as stated in the villa description at the time of booking. Exceeding the maximum occupancy is strictly prohibited and may result in immediate termination of the rental without refund.

The Guest confirms that the number of persons occupying the villa will not exceed the agreed number at the time of booking. Sub-letting or assignment of the villa to a third party is not permitted.

Article 07

Security Deposit

A refundable security deposit may be required prior to or upon check-in. The amount will be communicated at the time of booking. The deposit is held as security against any damage caused to the property, its contents, or its grounds during the Guest’s stay.

The deposit will be refunded in full within 7 business days of check-out, provided the property is returned in its original condition and no damages or additional charges have been incurred.

Enilio Mera reserves the right to deduct from the deposit the cost of any damages, missing items, excessive cleaning, or other expenses attributable to the Guest.

Article 08

Use of the Property

Guests agree to use the villa and all its facilities in a responsible and respectful manner. The following rules apply during the stay:

• Smoking is strictly prohibited inside all indoor areas of the villa.
• Pets are permitted only with prior written approval from Enilio Mera.
• Quiet hours are observed between 23:00 and 08:00 out of respect for neighbouring properties.
• Guests are responsible for securing doors, windows, and the property when absent.
• The use of the pool and outdoor facilities is at the Guest’s own risk. Children must be supervised by an adult at all times near the pool.
• Any items belonging to the villa, including towels, linens, and equipment, must remain on the property.

Article 09

Damages & Loss

The Guest is fully responsible for any damage caused to the property, furnishings, fixtures, or equipment during their stay, whether caused by themselves, members of their party, or any invited visitors.

All damages must be reported to Enilio Mera immediately upon discovery. Failure to report damage may result in additional charges. Enilio Mera reserves the right to seek compensation beyond the security deposit where the cost of damage exceeds the deposit amount.

Article 10

Liability

Enilio Mera shall not be held liable for any loss, damage, injury, or inconvenience suffered by the Guest or their party during their stay, except where such liability arises from our negligence or wilful misconduct.

We are not responsible for disruptions caused by circumstances beyond our reasonable control, including but not limited to adverse weather conditions, utility outages, natural events, or public disturbances.

Guests use all villa facilities, including the pool, jacuzzi, and outdoor areas, entirely at their own risk.

Article 11

Privacy & Data Protection

Enilio Mera is committed to protecting your personal data in accordance with the General Data Protection Regulation (GDPR) (EU) 2016/679 and applicable Greek data protection legislation.

Personal data collected during the booking process is used solely for the purpose of managing your reservation and communicating relevant information about your stay. Your data will not be shared with third parties without your consent, except where required by law.

You have the right to access, correct, or request the deletion of your personal data at any time by contacting us at eniliomera@gmail.com.

Article 12

Force Majeure

Neither party shall be liable for any failure or delay in the performance of their obligations under this agreement due to circumstances beyond their reasonable control, including but not limited to acts of God, natural disasters, pandemics, war, government restrictions, or other unforeseeable events.

In the event of force majeure affecting the availability of the villa, Enilio Mera will offer the Guest an alternative date or a full refund of all amounts paid. No further compensation shall be due.

Article 13

Modifications & Amendments

Enilio Mera reserves the right to amend or update these Terms and Conditions at any time. The version in effect at the time of booking confirmation shall govern the rental agreement.

Any modifications to a confirmed booking requested by the Guest are subject to availability and must be agreed upon in writing by both parties.

Article 14

Governing Law & Jurisdiction

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Hellenic Republic (Greece). Any dispute arising from or relating to this agreement shall be subject to the exclusive jurisdiction of the courts of the Cyclades, Greece.
